Desenzano Plans Urban Revisions with New PRG and Six Variants

By the end of the year, the municipality is expected to adopt the new PRG, an urban planning tool that will allow for the redesign of the city for at least a decade.

While awaiting the necessary timelines, the Anelli administration has initiated the introduction of six partial variants, three of which are simplified.

The municipality will proceed with urban revision in the designated agricultural and park countryside zones and coordinate urban and commercial regulations in accordance with regional law and the related regulation from last March.

Urban planning constraints of the current PRG will also be evaluated, modified, or integrated.

Interested Zones and Specific Variants

Three simple variants will concern the territory of Vaccarolo, the area of via Michelangelo-San Zeno-Dugazze, and the area of via Pratomaggiore-Innocenta, via Venezia Peep zone in Rivoltella.

This is a partial yet significant intervention, especially for the outer agricultural areas and new building projects, which might allow the municipality to cede areas for equipped public green spaces.

Regulations and Constraints in Agricultural Areas

“The regulations in agricultural areas allow interventions by farmers — explains Urban Planning Assessor Farinelli — while in the park countryside, construction in tourist-receptive volume is permitted.

The aim is to better regulate these areas, which are the largest and most important in Desenzano, imposing greater restrictions, especially in the park countryside.

Any decision will nonetheless be incorporated into the Master Plan.

We are intervening on urban constraints because, according to a ruling, they do not last more than 10 years and entail compensation to owners.

The constraints concern viability and public green spaces; therefore, we will evaluate them.

Other Zones and Future Projects

The Administration also plans to identify new artisan areas.

Three promising zones for the PIP are: via Mantova, via San Martino, and the Pigna locality in Rivoltella.

The introduction of simplified variants will enable new interventions in affordable housing construction.
