Municipal Zoning Plans to Add Housing for Nearly 500 Residents

Just under 500 people will be able to find housing in the coming months. This is the number of residents that the municipal administration estimates it can accommodate with two significant zoning plans, recently approved by the council upon the proposal of the Urban Planning Councilor, Pier Mario Azzoni.

Details of the zoning plans

The first is located in via Pisacane, a side street of the former Goitese. Not far from the upcoming bus parking area: 34,000 square meters of surface area with green spaces and parking, and a buildable volume of 22,400 cubic meters. The buildings constructed in via Pisacane are expected to house approximately 224 people.

Furthermore, since the area is at a significantly lower elevation compared to the wastewater treatment plant, the sewage systems will be raised, and there will be separation between greywater and blackwater to prevent backflows during heavy rains. Before the measure reached the council, there were considerable concerns raised about potential flooding in this depressed area.

Second zoning plan and technical solutions

The same issue and solution apply to the second zoning plan, located in via Casino Pernestano. Over 20,000 square meters have been zoned for development, including green spaces, parking, and roads, with a maximum buildable volume of 22,250 cubic meters, accommodating another 223 residents.

Classification of rural building heritage

Among the urban planning innovations introduced at the last session is the cataloging of rural building heritage. There are as many as 329 farmhouses, all documented and photographed by a municipal appointee, with over 50 in a state of abandonment.

For this reason, an amendment has been approved to the technical implementation standards of the Prg (Piano Regolatore Generale), adding the designation of “building in agricultural area for non-agricultural use” and regulating interventions on these structures. They may be assigned to residential use, small-scale hospitality services, artisanal use, and, in any case, any modifications to the buildings will be subject to numerous restrictions to safeguard the most significant and original parts of the rural courtyards.
