Lakeside Walkway Expansion and Urban Development in Maderno

A lakeside walk from Maderno to Fasano. One section already exists (near the parking lot at Ruinat, at the entrance to the town for those coming from Gardone Riviera), another part is linked to ongoing negotiations with the **Istituto don Orione**. “The institute, owner of the splendid area at Bornico, will have the opportunity to build 4,900 cubic meters. Initially, it was 5,200, but the Superintendence has reduced it,” explained Mayor Paolo Elena during the last City Council meeting. Additional restrictions concern the construction methods and the internal arrangement of parking spaces. As part of this operation, we will receive that wonderful green triangle from which the gulf can be admired.

Walkway Project and Collaborations

Giuliano Capuccini, a member of the majority, invited the mayor to discuss with private owners to acquire another three or four meters of shoreline, to complete the pedestrian path. For the side adjacent to state highway 45 bis, it would then be advisable to extend the sidewalk up to the driveway entrance, so as not to be immediately on the highway. “There are tools available to raise awareness with the other party,” concluded Capuccini.

Elena committed to advancing this proposal, especially because “the neighboring Villa Zanardelli, hosting the **Anffas**’s young people, is owned by the Opera pia Paradiso, similar to the Provincial Administration, and I believe it can transfer the lakeside strip to us. With the nearby Villa Bassetti, there has been an agreement for years that allows us passage.” Creating, in the future, a walkway from Maderno to Fasano’s harbor, which is in Gardone Riviera’s territory, is an idea embraced by all. The scenic route in a Mediterranean environment, with splendid views of the lake and Monte Baldo, could become an additional attraction for tourists. Full agreement, in short.

Political Developments and Regulatory Interventions

The majority and the opposition engaged in lively debate during the final approval of the amendment to the **Agreste** company’s Zoning Plan (regarding the construction of an attic at Monte Maderno) and the recovery plan Zarge 2 of Alessi. City Councillor Roberto Righettini stated that, since no observations had been received, the matter was passed without discussion. Former Mayor Silvano Boni, Giorgio Pippa, and environmentalist Cristina Milani unsuccessfully requested an explanation. “Months have passed since the previous adoption, and a councilor may have forgotten what it’s about,” Milani said.

“We ask for ten minutes to review the documents, since there was nothing in the file,” Boni pressed. Nothing doing. We believe that the audience present, already struggling to understand the topics, should receive at least some information. Starting with construction,” he added.

Subsequently, a recovery plan for the **Bellago** srl, located on via Religione, was approved. It involves an old farmhouse in the area of the new sports field “Ugo Locatelli”. It will mostly become residential, with the rest designated for commercial use. Total volume: 6,200 cubic meters. Since the company does not have areas to donate, it will pay the municipality 226 million in monetization contributions. The opposition abstained from voting.

Boni expressed doubts about the implementation methods, especially regarding the demolition of half of a building (“to rebuild it and create underground garages”), arguing that “it will turn into a new condominium, without respecting the current architecture.” Instead of money, Milani suggested asking Bellago for an apartment, to be rented at fair prices to those in need. The mayor responded: “With 226 million, you can buy very little. We intend to include protected housing for the elderly in the 2002 program.”

We conclude by recalling that the council unanimously approved the formalization of bureaucratic procedures dating back to ’73 and ’85. They concern the fifty apartments on via Tasso and via Martiri della Resistenza, built by the **Istituto autonomo case popolari**. The land remains registered to the old owners. “I’m glad that, after 28 years, the puzzle pieces fit together. Those living there will then have the opportunity to acquire ownership of the apartments,” exclaimed Elena.
