Federalberghi Garda Veneto and IAD Conduct Property Valuation for Hotels
Federalberghi Garda Veneto has launched a new service for its member hotels: a dedicated “second opinion” on the asset valuation of hospitality properties, made possible through an agreement with IAD Hospitality. The initiative gives hotels a chance to obtain an independent assessment of the real economic and strategic value of their business before entering market negotiations.
The service is offered free of charge to associated companies, includes confidentiality safeguards, and involves no contractual obligations. The process includes an initial briefing, a check of the hotel’s market positioning, and the preparation of a summary document on the transaction; hotels can then decide whether to proceed independently, rely on their usual advisors, or appoint IAD’s commercial network. As highlighted by Federalberghi Garda Veneto’s general director Mattia Boschelli, the valuation goes beyond the building’s physical assets, taking into account cash flows, booking and reservation mechanisms, pricing policies, and expansion prospects.
IAD’s senior real estate advisor and trainer Stefano Chiarioni said the analysis covers both first-time sales and properties that have already tried to approach the market. The local operation is supported by offices in Sant’Ambrogio di Valpolicella and Castiglione delle Stiviere, with 80 consultants across the provinces of Verona, Brescia, and Mantua, and potential backing from a European network of 18,000 agents for contacts with foreign investors. The agreement also includes a permanent observatory for hotel property deals in the Garda Baldo area, producing periodic data on hospitality real-estate values down to the municipal level to track market changes in the tourism sector.
