Inpdap Auction of Brescia Property: Desenzano Asset Valued at €15.7B
On March 13, the large Desenzano property on viale Mantova, currently housing the «Standa» hypermarket, will go up for auction: it will be offered starting from a base value of 15 billion 744 million euros. The Inpdap, the entity that absorbed several years ago the disbanded social security agencies of the public sector, has decided to sell part of its real estate portfolio spread across Italy, totaling 675 billion 500 million euros.
The list includes the large building located at the roundabout of La Perla, previously owned by Cantieri Riuniti di Milano, and later transferred to Inadel on July 25, 1991. It is a structure situated in a highly desirable area: just a stone’s throw from the Desenzano Autostrada Serenissima toll booth, adjacent to the new Brescia-Lonato-Desenzano-Sirmione bypass, and about one hundred meters from the first houses of Desenzano.
Auction Details and Properties Involved
The sale is organized as a block, meaning all non-residential units of the building will be sold together. The auction procedures, scheduled to take place in two phases on March 13 and March 23, are outlined in the decree of October 19, 2000, published in the Gazzetta Ufficiale of November 10. In the province of Brescia, there is also another property owned by Inpdap, located at via Lombroso 1, on the city’s outskirts, with an initial bid value set at 1.632 billion euros. It will also be auctioned on March 13.
The auction, according to information from the same social security agency, will be conducted with sealed bids. The highest bidder will acquire the property. Any remaining unsold assets will be sold in lots.
Inpdap’s Real Estate Portfolio and Other Prospects
Furthermore, Inpdap boasts a massive residential real estate portfolio, comprising 43,000 units (the total reaches 52,000). Forty percent of this entire asset is located in Rome. For property valuation, the agency entrusted the assessment to the former Ufficio Tecnico Erariale, now called the Dipartimento del Territorio: in Brescia, it is based in via Marsala.
Additionally, prospective buyers will be granted pre-emption rights for tenants of offices or shops, as is the case with the shopping center and stores situated within the building on viale Mantova. The La Perla commercial hub was developed before the construction of the large roundabout that characterizes the area.
History and Development of the Commercial Area
During the 1970s and 1980s, only a camping equipment shop operated here; then, the area experienced a boom, coinciding with the new route of the bypass and the urban development of Desenzano. For this reason, the property on sale undoubtedly represents an attractive opportunity.
Moreover, in recent weeks, during work for the construction of the overpass at La Perla roundabout, the entrance to the shopping center was improved to prevent vehicle congestion.
