New Urban Expansion Areas Approved in San Martino, Rivoltella, and Viale Mantova
The three new large artisanal development areas will emerge in San Martino, Rivoltella, and along Viale Mantova, enabling an extension of over half a million square meters.
The municipal council next Thursday will have to approve the proposal of the executive, while regional authorities will need to give their consent to the deliberative act, as it involves an amendment to the old PRG.
In the overall project, 60,000 square meters will be allocated to host facilities of public interest, but beyond the figures, it is clear that this is a planning measure of significant scope.
Technical interventions and urban planning considerations
“The identification of these new areas is the result of a long and meticulous effort by the municipal technical departments,” said Orlando Farinelli, the urban planning councilor, “because we wanted to ensure protection against disputes or setbacks from control or safeguarding bodies.”
“Thus, we verified that the areas were not subject to hydrogeological or environmental restrictions, did not possess naturalistic values, and were located near communication routes.”
Position of the areas in relation to infrastructure
Indeed, the selected areas fully comply with these considerations, being located next to the Lonato-Sirmione Tangenziale (the Pigna), a few hundred meters from the Sirmione highway exit (the one near San Martino), adjoining the superhighway to Castiglione delle Stiviere, and just 1 km from the highway exit of Desenzano (Viale Mantova).
