Cinque Continenti Garages Renovation Estimated at 155M Euros
Approximately 155 million euros will be needed to bring the Cinque Continenti garages up to standard and enable their reopening. The intervention project was presented to the owners by Ceni, the engineer responsible for preparing an estimate.
The assembly was unable to pass a resolution, as only 43 out of 100 condomini were present, just short of the absolute majority. Zuanon, the administrator, will call another meeting within twenty days to facilitate the swift commencement of the works.
Project Presentation and Main Issues
The project has already been submitted to the Mantova fire brigade, which is expected to respond within a week. The primary issues to be resolved concern safety exits, ventilation, the firefighting system, and electrical installations.
Engineer Ceni explained to the present owners the various interventions that need to be carried out. Firstly, each garage box must have a window facing the maneuvering lane, the underground level must have additional emergency exits, withstand a 90-minute fire, and the electrical system must comply with regulations and include emergency lighting.
Structural Modifications and Garage Security
For these reasons, it is proposed to remove the two central boxes of the long tunnel to create an emergency staircase, enhance the fire resistance of the structures by plastering the ceiling, create openings to allow necessary ventilation, install powder fire extinguishers, and redo the electrical system.
The garage will then be divided into two equal parts to avoid further expenses for hydrants, which are indispensable in long underground garages like the current configuration. Additionally, the exit ramps will have gates to close off access and prevent unwanted presence in the boxes.
Costs and Future Decisions
The total cost will be 155 million euros, divided among the owners, which amounts to about one and a half million euros per garage. The assembly, once the quorum is reached, will need to vote on this matter.
Mayor Sigurtà, who was present at the meeting on Friday, also announced that the genio civile (Civil Engineering Office) has ordered the closure of the six-building boiler room due to non-compliance. His suggestion was to install autonomous heating systems in each apartment.
