Desenzano Divides into Four Microzones to Adjust Property Valuations
It has been decided. The territory of Desenzano has been divided into four microzones. The decision was adopted by the Province Commission responsible for cadastral management.
The most significant consequence for some residents of Desenzano is the reduction in property values, especially for those located in the inland areas. In practical terms, this translates into savings on the Municipal Property Tax, although during this initial phase, quantifying this is still challenging.
“The resolution is final,” explains the Urban Planning Councillor Orlando Farinelli. “Before the decision, we had a meeting in Brescia. The municipality initially proposed, through a petition, dividing the municipal territory into five areas; however, the Province Commission opted for four, simplifying identification.”
For example, in the S. Martino area, we had proposed carving out a zone, the most prestigious, to be classified as zone one. This has been canceled. We now await the formal resolution, which we know has already been adopted. Once we have the document, we will provide precise information to the City Council.”
This marks the conclusion of a long and troubled saga. Indeed, the Municipality of Desenzano, even during the Rocca Administration, had raised concerns along with Sirmione regarding excessively high cadastral estimates.
This resulted in very high property values and, consequently, hefty bills related to the Ici. Calls were also made to divide the territory into multiple cadastral zones. However, the initial division resulted in only two zones.
Later, under regulatory provisions, the City Council was delegated the authority to subdivide the municipality into microzones. However, this opportunity was not seized at that time by the Administration of Mayor Anelli, which did not submit the issue for examination within the regulatory deadlines, believing, like many other local entities, that an extension would be granted.
However, this extension was not granted. As a result, Desenzano found itself facing a resolution adopted by the Province Commission in place of the Council. Once again, the microzones were reduced to three.
A petition was filed advocating for a division into five microzones. Now, the final decision has been made. There are four microzones.
The new delineation will positively impact the Ici payments for many residents of Desenzano. Calculations can now be made following the issuance of the resolution, so that, probably with the November adjustment installment, compensations can be implemented.
