Municipality Seizes Developer Bonds to Complete Urbanization in I Maggio District

The Municipality has decided to seize the performance bond paid by the developers in order to carry out the urbanizations that private individuals did not complete in the I Maggio district.

The decision was announced by Pier Mario Azzoni, the urban planning councilor, who confirms the administration’s commitment to resolve the issue raised by local residents and brought before the city council.

«The office has prepared a draft with a list of uncompleted works,» Azzoni clarifies. «These include green areas and parking lots, valued at approximately 300 million euros.»

«We will collect the guarantee, which is more substantial than the estimated cost to complete the works, and then we will carry out what the developers have neglected.»

Verification of defaults and planned interventions

The district’s representative, Silvio Zuccati, had previously spoken on the matter, requesting, on behalf of the local population, an assessment of the developers’ defaults.

Municipal offices confirmed that the urbanizations requiring completion have not been carried out.

Therefore, the decision was made to utilize the funds from the guarantee policy to directly carry out the necessary interventions, particularly in some parking areas and green zones.

Other checks and doubts regarding private developers

Regarding some suspicions that developers may have sold areas designated for public spaces to other builders, the Municipality has not confirmed such a possibility.

For the residents of I Maggio, the most serious issue has always been parking: few public parking areas amid ongoing constructions and a significant increase in residents in the district.

Because of this, they have repeatedly asked the Municipality to address the neighborhood’s traffic and mobility problems.

Traffic issues and urbanization works

Along Via Nenni, the proposal is to prohibit parking on one side of the street, which is often difficult to pass in both directions precisely because of the vehicles left along the main avenue.

Another request is to create a roundabout on Via Lonato to slow down traffic from Esenta, where there is a tangential connection, and to better coordinate the junction of internal roads.

However, this is not a municipal road but a road under the jurisdiction of the Provincia di Mantova.

Status of urbanization works

Regarding urbanization works, assessments are underway for the San Pietro development, an old concession, to evaluate potential defaults by the private developers.
