New Residential Projects for Elderly Care

The process for the development of two new residential facilities for the elderly is progressing slowly. On one side, a company is seeking to acquire a suitable land plot to build a private retirement home; on the other, the municipal administration and Zanetti-Cominelli are evaluating the possibility of constructing a new headquarters for the public geriatrics organization.

On the private front, the area identified for a RSA (Residenza Sanitaria Assistenziale) is located between the San Pietro elementary school, the adjoining convent, and the road leading to Lonato. It covers an area of 16,000 square meters, already zoned and ready to host an elderly care facility, conveniently close to the historic center and even larger than necessary.

So far, the municipal council, as confirmed by Councillor Azzoni, has initiated procedures for expropriation of the area, while allowing the owners the possibility to reach an amicable sale.

The proposed private RSA, which would have more than 100 beds, would occupy just under 9,000 square meters, leaving a large portion of the land available for a public geriatric facility.

Indeed, the municipality and Zanetti-Cominelli are considering the possibility of establishing the public entity in that area as well, potentially utilizing outdoor spaces, such as the park, alongside the private facility.

As for the nursing home currently located on via Garibaldi, nothing is yet certain, primarily because, unlike the private company, substantial funding would need to be secured, and the procedures would be lengthy.

Currently, Zanetti-Cominelli has chosen to approve the expansion of its building in the historic center, involving 700 million euros of works to create suitable common spaces for the current residents.

Additionally, the organization will soon manage the integrated day center on via Ordanino, which is owned by the municipality.

Within a couple of years, regional regulations might require reductions in the number of beds in the public facility; in such a case, the private retirement home established in the meantime would have the opportunity to fill the resulting accommodation gap.
