In Sirmione, a controversy has arisen regarding the regulation of short-term rentals, with the Italian Association of Short-Term Rental Managers (AIGAB) accusing the local administration of ignoring a recent ruling from the TAR of Brescia. On April 15, 2024, the TAR partially upheld an appeal against the 2022 Municipal Regulation, which imposes strict requirements for tourist rentals, including property compliance and parking availability. Despite this, the municipality appears to continue enforcing these regulations, creating confusion and uncertainty among property owners.
AIGAB reports that these actions are harming local entrepreneurs, with recent cases of applications being rejected due to non-compliance with parking regulations, seemingly contradicting the TAR’s decision. Short-term rentals represent a significant part of Sirmione’s economy, with a seasonal increase in listings during the summer. Nationally, short-term rentals involve about 640,000 properties, accounting for 1.8% of total housing, highlighting the need for clear and balanced regulation in this growing sector.
