Castiglione delle Stiviere Plans Rezoning for Cavalieri Factory Redevelopment
The recovery plan for the former Cavalieri pasta factory is back in the spotlight. The Sigurtà administration will, in fact, submit the urban plan document scheduled for review and approval by the municipal council next September, which should finally enable the redevelopment of one of the key areas in the historic center of Castiglione delle Stiviere.
The Role of the Administration and the Variance to the Zoning Plan
Urban planning councilor Piermario Azzoni, who, together with colleagues on the city executive and municipal technicians, oversaw the development of the variance to the zoning plan sector, will present the general guidelines of the variance to the city council.
To reach the current project definition, a series of meetings and discussions took place between the administration, the technician responsible for drafting, and the property owner, who was partially involved.
Historical Background and Developments of the Variance
As remembered, even the administration preceding the current one (led by Mayor De Padova with Caristia as urban planning counselor) submitted a variance to the PRG (Piano Regolatore Generale) that redefined the boundaries of the sector including the former Cavalieri pasta factory.
However, the variance did not complete its approval process because, on the evening it was scheduled for debate, the administration fell.
Although, as mentioned, there are no precise details about the content of the new project, it appears to, like the previous one, envisage the construction of two underground floors. These will be used for private parking for residences and public parking for the square and the commercial activities that will emerge.
Technical-Financial Details and Future Planning
The previous plan allowed a land density of nearly nine cubic meters per square meter on the roughly 4,000-square-meter lot.
The proposal from the current administration is expected to significantly reduce this index.
It is also confirmed that there will be a percentage reserved for residential redevelopment, as well as a portion allocated to commercial activities.
The council is scheduled to examine the plan in the first half of September.
