Brescia Area Faces Resistance to Proposed Mega Retail Developments

Two major retail developments could be built in the Brescia area, just beyond the Mantuan border, and Castiglione, which risks being encircled, has sounded the alarm. One of the projects plans a large complex in the Valentini area of Montichiari.

This site is expected to host a huge integrated shopping center with entertainment and leisure activities. The retail spaces, which also include a hypermarket selling food products, exceed 20,000 square meters; those dedicated to multiplex cinemas, restaurants, and leisure activities total over 17,000 square meters.

Project in the Campagnoli Area

An even larger center might be planned in the Campagnoli area of Lonato, along the road connecting Castiglione delle Stiviere to Desenzano.

There are also rumors that the Genux nightclub, also located in Campagnoli, could be transformed into modern multiplex cinemas.

Approval Processes and Institutional Reactions

The permit request for the Montichiari project will be reviewed this morning at 10 a.m., during a regional conference of services. Urban compliance will be examined.

Confesercenti of Brescia, like that of Mantua, has already expressed a negative opinion, fearing serious repercussions for the area.

Castiglione’s Assessore alle Attività Produttive, Roberto Moratti, who will attend a meeting in Milan this morning, also voiced opposition to the establishment of the two large shopping centers.

“All municipalities,” Moratti noted, “are trying to revitalize their historic centers, and now these initiatives threaten to undo those efforts and to distort the life of our towns. I acknowledge the positive aspect of increasing entertainment facilities, but the development of mega commercial complexes could have negative effects on small businesses and public venues. It is also implicit that a weak or limited commercial presence in a less frequented historic center weakens social relations and hampers effective territorial oversight.”
