Short-term rentals in Desenzano: emergency of illegal activities and irregularities
In Desenzano, the fight against illegal short-term rentals has gained momentum following the closure of a business on Via Garibaldi, ordered by the local police headquarters. This incident has reignited the debate surrounding irregularities associated with vacation rentals (CAV), despite the fact that most of them are properly registered and contribute to tax revenues. According to recent data, there are 1,042 registered apartments, while approximately 1,800 summer listings are estimated, suggesting that many may be illegal. The police intervention led to the discovery of six irregular apartments, and the municipality is ramping up inspections to combat this increasingly widespread phenomenon. Currently, Desenzano has 1,042 CAVs with over 4,500 beds, a figure that surpasses that of local hotels. However, many rentals are temporary, and the demand for public housing continues to rise without adequate response: there are only eight available units for 425 recent applications. With 30% of homes vacant and average prices nearing €14 per square meter, the housing situation is complex and calls for further reflection on the management of the real estate market and the issue of illegal short-term rentals.
